What do the statuses mean?

Explanation of Status


Active (A):
The active status is for properties that are offered for sale and have no accepted contract on them.

Canceled (C):
The canceled status is for properties that have been withdrawn from the MLS and the listing agreement has been terminated. Please note that these listings will not expire.

Coming Soon (CO):
The coming soon status is for properties that have a valid listing contract, but the property is not ready for marketing to the public. Properties in this status may not be shown. See section 2(X) in our rules and regulations for more information about coming soon listings.

Contingent No Kickout (CN):
Contingent no kickout status is for properties that have an accepted contract that includes contingencies but, does not include a kickout clause.

Contingent Short Sale (CS):
Contingent short sale status is for properties that have a contract accepted by the owner subject to lender approval.

Contingent With Kickout (CW):
Contingent with kickout status is for properties that have an accepted contract that includes contingencies and includes a kick-out clause.

Expired (X):
The expired status is for properties for which the listing period has expired.

Option (O):
The option status is for properties with an accepted contract and in the initial inspection period. Properties in this status will move to the pending status when the inspection contingency expires.

Pending (P):
The pending status is for properties with an accepted contract. Properties will remain in this status until they close or until nine (9) months past the expiration date.

Sold (S):
The sold status is for all properties entered in the MLS that have been sold and closed.

Temporarily Off Market (T):
Temporarily off market is for properties that have been temporarily removed from the active status and are still listed with intention of returning to active status in a short period of time. See Article 16 of the NAR Code of Ethics regarding solicitation of these listings.

Withdrawn (W):
The withdrawn status is for properties withdrawn from the system prior to expiration, but still subject to some listing broker rights. Listings will remain in this status until they expire and will move to the expired status. See Article 16 of the NAR Code of Ethics regarding solicitation of these listings.
