Clear Cooperation Policy Changing to Same Calendar Day

After careful consideration, the MARIS Board of Directors determined that the confusion surrounding NAR’s one business day submission requirement after publicly marketing a property in the Clear Cooperation Policy needed improvement and clarification.

WHAT’S CHANGING?

The requirement for submitting publicly marketed properties to the MLS will be revised from one business day to the same calendar day.

* NOTE: There is an exception regarding yard signs.  The listing must be in the MLS no later than the end of the calendar day following installation of the yard sign.

WHY MAKE THIS CHANGE?

The purpose of the MLS is to provide a marketplace for timely, accurate, comprehensive, and transparent data to MARIS brokers, agents, and through them, the public.

WHEN DOES THIS GO INTO EFFECT?

This policy goes into effect on Wednesday, April 22nd at 9am CST. Individuals receiving a first-time listing violation of the updated policy will not be fined but will receive a notification from the Compliance department through Monday, June 1st, 2026. Any subsequent violations will be enforced according to MARISs Rules & Regulations.

Q: Can I put a yard sign on the property before submission to the MLS?

A: Yes, but the listing must be in the MLS no later than the end of the calendar day following installation of the yard sign.

Q: Can I add the listing to social media before submission to the MLS?

A: Yes, but the listing must be in the MLS the same calendar day as the listing was displayed on social media.

Q: My seller chose not to publicly market their property. When do I have to submit the listing to the MLS?

A: Within five (5) business days of a fully executed listing contract.

Q: Why is MARIS making this change now?

A: NAR's Clear Cooperation Policy has been the number one compliance issue at MARIS. The confusion surrounding when and how to be compliant with NAR’s CCP mandate has generated significant challenges to the MARIS mission to provide timely, accurate, comprehensive, and transparent data to our subscribers. The net effect has been to degrade our ability to deliver a timely and transparent marketplace to our brokers, agents, and through them, the public. From a data standpoint, persistent shortcomings in quality and timeliness of MARIS listing data due to this policy necessitated the need for immediate action.

Q: My listing contract is fully executed. If I do not put a sign in the yard and do not publicly market the property, how long do I have to enter it in the MLS?

A: The listing must be in the MLS within five (5) business days.

Q: My listing contract is fully executed. If I did put a sign in the yard and did not publicly market the property, how long do I have to enter it in the MLS?

A: The listing must be in the MLS no later than the end of the calendar day following installation of the yard sign.

Q: My listing contract is fully executed. If I did not put a sign in the yard but I did publicly market the property on social media, how long do I have to enter it in the MLS?

A: The listing must be in the MLS the same calendar day as the listing was displayed on social media. 

Q: My listing contract is fully executed and my seller posted about it on their social media.  If I didn’t publicly market the property, how long do I have to enter it into the MLS?

A: If the property was publicly marketed in any way it must be entered into the MLS within the same calendar day as when it was publicly marketed.
