  1. Has MARIS adopted NAR's new Clear Cooperation Policy (CCP) to include one-to-one communication?
    • Yes, as of March 25, 2025 one-to-one communication is permitted under the new policy interpretation. 
  2. What are examples of communication not permitted when a property is in Office Exclusive (OE) status?
    • An email about an OE property with more than one recipient from another brokerage. This includes CC (Carbon Copy) or BCC (Blind Carbon Copy).
    • Sharing an OE property on a conference call, video conference, or live discussion with more than 1 party from a different brokerage.
    • Advertising an OE listing on, including but not limited to, a public-facing website or on social marketing.
    • Showing a property to a brokerage outside of the listing brokerage.
    • Engaging in negotiations and accepting purchase offers by an office outside of the listing brokerage.
  3. Can I show my OE listing outside my brokerage?
    •  Once a listing has been shown to an agent from an office outside of the listing brokerage it needs to be updated to “Office Exclusive – No”.
  4. Has MARIS updated its “Office Exclusive Certification Form”?
  5. Has MARIS implemented NAR's new "Delayed Marketing" policy?
    • MARIS is implementing the Seller Approved Marketing (SAM) option in August of 2026. This will bring more flexible seller options to the MARIS Marketplace.
  6. Can I advertise that I have an OE listing?
    • Yes, but with an important caveat: if MARIS or another subscriber to the service can identify the specific property from your advertisement, a violation may be assessed.
  7. After publicly marketing my property, how long do I have to change my OE listing to Active to remain in compliance?
    • After marketing the property, the OE listing must be changed to Active within the same calendar day to remain in compliance.
      • The only exception is yard signs which are given an extension to the next calendar day.
  8. Where do I find more information on MARIS' compliance policies?
  9. I want MARIS to change the CCP mandate. What do I do?
    • As a Realtor-owned MLS, MARIS is required to follow NAR Policy. Contact your primary Association of Realtors for assistance on voicing your concerns.
